Paver Sealing & Maintenance in Tampa Bay FL

Paver Sealing & Maintenance

Serving Land O' Lakes, Tampa & all of Tampa Bay since 2003

Even the best paver installation needs periodic maintenance to stay looking its best, and Florida's combination of intense UV, heavy rain, humidity, and organic growth accelerates that timeline. Brazilian Brick Pavers offers comprehensive sealing and maintenance services that restore existing pavers to like-new condition and protect them going forward.

Our maintenance process is thorough and follows a specific sequence that can't be shortcut. We start with a high-pressure deep clean that strips away dirt, algae, mold, and organic staining that accumulates on pavers exposed to Florida's climate. Next, we address the joints — pulling out deteriorated or weed-filled sand and replacing it with fresh polymeric sand that hardens into a semi-rigid joint, blocking weeds and ants from establishing. Only after the surface is clean and re-sanded do we apply sealant.

We offer two sealer finishes: a wet-look gloss that deepens paver color and adds a subtle shine, and a natural matte that protects without changing the appearance. Both options provide UV protection against color fading, create a barrier against oil and food stains, and make future cleaning easier. The sealer penetrates the paver surface rather than just sitting on top, so it doesn't peel or flake.

We recommend sealing every 2-3 years for most Tampa Bay properties. Driveways and pool decks that see heavy use or chemical exposure may benefit from more frequent treatment. Many of our maintenance clients have been on a recurring schedule with us for over a decade — they call us when their pavers start looking dull, and we bring them back to life.

This service works on pavers we installed and on work done by other contractors. If your existing pavers look tired, stained, or overgrown with weeds, a professional clean and seal is often all it takes to avoid a costly replacement.

Frequently Asked Questions

How often should pavers be sealed in Florida?

Every 2-3 years for most residential surfaces. Pool decks and driveways exposed to heavy use or chemicals may benefit from sealing closer to every 2 years. We'll assess your pavers during a free evaluation and recommend the right schedule.

What's the difference between wet-look and matte sealer?

Wet-look sealer deepens the paver color and adds a subtle glossy sheen — it makes faded pavers look vibrant and new. Matte sealer provides the same UV, stain, and weed protection without changing the surface appearance. Both are penetrating sealers that won't peel or flake.

Can you seal pavers that were installed by another company?

Absolutely. A large portion of our sealing work is on existing paver surfaces installed by other contractors. As long as the pavers are structurally sound, our clean-sand-seal process restores them beautifully.

Will sealing fix pavers with weeds growing between them?

Yes. Our process removes all existing weeds and the old sand they're rooted in, replaces it with polymeric sand that blocks new weed seeds from germinating, and then seals the surface for additional protection. It's a complete restoration.

How long does the sealing process take?

Most residential sealing projects take one day. Larger properties or heavily soiled surfaces may require two days — one for cleaning and re-sanding, one for sealer application. The sealer needs 24-48 hours to cure before foot traffic.
